Should I Remodel or Move? What Cypress Homeowners Should Weigh in 2026

4 min read

Sooner or later, most Cypress homeowners hit the same crossroads: the house no longer fits the way you live. The kitchen is too closed off, there's no room for a home office, or the primary bath hasn't been touched in twenty years. So you start asking the big question: do we remodel, or do we move?

It's one of the largest financial decisions a family makes, and it deserves more than a gut feeling. Below, we lay out what each path really costs in the Houston area right now, the situations where each one makes sense, and why working with a team that both designs and builds can change the answer.

What Moving Really Costs

The price of the new house is only part of the bill. Before you can buy, you have to sell — and selling isn't free.

  • Selling costs: In Houston, selling typically runs 7% to 9% of the sale price once agent commissions, title insurance, prorated property taxes and closing fees are added up (HAR.com, 2026). On a $450,000 home, that's roughly $31,500 to $40,500 before you pack a single box.

  • A new mortgage rate: Freddie Mac's average 30-year rate was 7.03% the week of September 24, 2026. If your current loan is around 3%, trading it in adds about $740 a month on a $300,000 balance — roughly $1,265 a month at 3% versus about $2,000 at 7% (principal and interest only).

  • Time: Houston homes took an average of 54 days to sell in August 2026 (Houston Association of Realtors). That can mean carrying two homes, renting in between, or rushing into the next purchase.

  • The move itself: Movers, closing costs on the home you buy, and the furniture and updates the new house will need.

None of that money improves the home you live in. It's the cost of changing addresses.

When Remodeling Usually Makes More Sense

  • You love your neighborhood, your schools or your commute.

  • The problem is layout, flow or dated finishes — not the size of your lot.

  • You have a low mortgage rate you'd rather keep.

  • The space you need can be carved out of what you already have: a home office, a larger primary suite, an open kitchen.

When Moving Usually Makes More Sense

  • You need a different location or school zone.

  • You need significantly more space than your lot allows.

  • You need single-story living and your home can't be adapted.

  • The remodel you want would price your home far above the others on your street.

Why a Designer + Builder Changes the Math

Most companies are either remodelers or interior designers. Artosa is both. Kate leads design and Bryan leads construction, so your project is planned and built by one team from the first sketch to the final walkthrough.

  • One team, one plan: The design is built exactly as drawn, with no hand-offs between a designer and a separate contractor — and no gaps where details get lost.

  • Real numbers early: We price the design as we create it, so you can compare remodeling to moving with a real figure instead of an estimate that changes later.

  • A home that feels new: Layout, finishes, lighting and furnishings are planned together. That's often the difference between a house that's "updated" and one that finally works — and it's frequently the reason families decide they don't need to move after all.

From a Recent Project: A New Home Office Without a New Home

One Cypress family started looking at listings for a simple reason: they needed a room they didn't have. Instead of moving, we designed and built a glass-walled home office with a black sliding barn door on the adjoining space. The office is quiet and private, but natural light still moves through the upstairs. They kept their neighborhood and their mortgage, and gained the room they were missing.

A Simple Way to Decide

Write down the three things you'd change about your home if money were no object. If most of them are inside the walls, remodeling is often the smarter path. If most are about where the house sits, moving may be.

Either way, get a design and a real remodel price from one team before you list. Then you're comparing two real numbers instead of a guess.
